Every Home Watch visit follows a detailed inspection tailored to the residence, its location, exposure to South Florida’s elements, and the specific systems and features of the property.

  • Interior Inspection: Check for leaks, moisture, humidity levels, HVAC performance, plumbing issues, appliances, and signs of damage or unusual conditions.

  • Exterior Inspection: Inspect accessible windows, doors, terraces, roof-line areas, pool equipment, irrigation, landscaping, and other exterior elements.

  • Water & Plumbing Checks: Run faucets, flush toilets, and check drains and plumbing fixtures to help identify leaks, odors, or other potential issues.

  • Security & Access: Confirm doors, windows, and access points are properly secured and coordinate access for authorized vendors and deliveries.

  • Vehicle Care: Start vehicles as needed and check for battery or other obvious concerns.

  • Mail & Packages: Collect and properly secure mail and deliveries.

  • Storm Monitoring: Coordinate pre-storm preparations and conduct post-storm inspections to identify potential damage or water intrusion.

  • Detailed Reporting: Receive a report following each visit, providing a clear record of the property's condition.

We check the home’s interior and exterior, HVAC and plumbing, appliances, access points, signs of water intrusion, humidity, pests, and other conditions that could require attention. You receive a documented report so you have a clear record of your property’s condition.

  • Visit frequency is customized to the residence and its exposure. Weekly and twice-monthly schedules are the most common. Homes that remain vacant during South Florida’s summer and hurricane season are generally better suited to weekly oversight.

Any damage or concerns identified can then be documented and coordinated for resolution.

  • No. Home Watch generally refer to scheduled inspections of an unoccupied residence. House sitting typically involves someone remaining at the property while the owner is away. We do not occupy or reside in your home; our visits are scheduled, documented, and followed by a detailed report.
